Start With Scope

Perhaps your kitchen is in the right place, but its storage makes everyday cooking harder than it needs to be. Or your family needs more room, and you’re wondering whether to rethink the space you have or build an addition. Before choosing finishes, it helps to understand the scale of investment those changes may require.

Both of our residential divisions, Melton Refresh and Melton Design Build, bring design and construction together. The difference is the scope of work.

Refresh focuses on removing and replacing features within the general existing layout, with few or no structural or layout changes. Our Design Build division supports layout changes, structural work, and additions, whether the project involves one room or several spaces.

These planning ranges are based on completed Melton projects adjusted to 2026 pricing. They reflect the overall project investment, including design, planning, materials, skilled labor, project management, and construction. Your home, goals, and selections will determine the final budget.

Kitchen and Bathroom Costs

DivisionProject scopeKitchensBathrooms
RefreshRemove-and-replace within the general existing layout$75,000–$150,000$75,000–$125,000
Design BuildLayout or structural changes primarily in one room$150,000–$300,000$125,000–$225,000
Design BuildExpanded work involving multiple spaces$300,000–$500,000$225,000–$400,000

Kitchens. Refresh may include cabinetry, countertops, lighting, appliances, and flooring while keeping the general arrangement. A design-build project may relocate plumbing, alter walls, or create a different layout. When those changes extend into a dining room, living area, or mudroom, the budget reflects that connected work.

Bathrooms. Refresh replaces finishes and fixtures within the general existing layout. Our design-build service can rethink the room’s arrangement, improve accessibility, or extend into a primary suite or other spaces. The multiple-space range covers the combined project, including any additional bathrooms. It is not a price per bathroom.

“One room” and “multiple spaces” describe scope within the same service. They are useful starting points, not fixed packages or finish levels.

Addition Costs

Additions fall within our design-build service. Approximate size helps frame the conversation, along with how the new space connects to your home.

Addition sizePlanning rangeTypical scope
Small · About 200–350 sq. ft.$350,000–$500,000Entry, mudroom, sunroom, or modest bump-out
Medium · About 350–700 sq. ft.$500,000–$850,000Primary suite, kitchen, or family room
Large · More than 700 sq. ft.$850,000–$1.5 millionSecond story, pop-top, or addition with several rooms

These size guides are approximate. Foundation work, rooflines, site access, and changes to adjoining rooms can move a smaller addition into a higher price range.

What Shapes Your Budget

Layout and structure. Moving walls, plumbing, or mechanical systems adds planning and construction work. Keeping the general layout can create efficiencies.

Connected spaces and existing conditions. A kitchen remodel may affect adjoining floors or rooms. Older wiring, plumbing, or structural conditions can also expand the work needed.

Materials and details. Cabinetry, appliances, tile, and custom work affect the investment alongside the skilled labor and coordination needed to install them.

Size and complexity. Square footage matters, but costs do not scale evenly. A compact bathroom still needs several trades, planning, and project management. A flat price per square foot can miss much of that picture.

Plan Your Next Steps

A planning range helps you decide whether the investment fits your goals. A dependable budget takes a closer look at your home, the scope of work, and your selections.
