Denver Remodeling FAQs
Planning a home remodel comes with a lot of questions. From choosing the right type of remodeling service to understanding design, budgeting, permitting, construction, and what happens after the project is complete, here are answers to some of the questions Denver homeowners ask when considering a remodel.
Melton Design Build works with Denver homeowners on projects ranging from focused kitchen and bathroom renovations to whole-home remodels and additions. We offer two remodeling services based on the scope and complexity of the project.
Our Design Build team works on whole-home remodels, additions, and renovations that significantly change a home’s structure, layout, or flow. Melton Refresh is designed for kitchens, bathrooms, and focused interior remodeling projects that retain the home’s general layout.
You do not need to know which service is right for your project before contacting us. Tell us what you are considering, what is working in your home, and what you would like to change. We can help determine the best path forward based on your goals and the scope of work.
Both services are part of Melton Design Build, but they are designed for different types of remodeling projects.
Design-build is best suited for larger or more complex renovations, including whole-home remodels, home additions, and projects that change the structure or flow of a home. These projects benefit from close coordination between architecture, interior design, estimating, and construction throughout the process.
Melton Refresh offers a more streamlined approach for kitchen remodeling, bathroom remodeling, and other focused interior projects that keep the home’s general layout intact. It is a good fit when the goal is to update how a space looks, feels, and functions without taking on a major structural renovation.
If you are unsure which approach fits your Denver home remodel, our team can help you determine that during the initial conversation.
Design-build brings the people responsible for designing and constructing your remodel together as one coordinated team. Rather than working separately with an architect, interior designer, estimator, and contractor, Melton’s architecture, interiors, estimating, and construction teams collaborate throughout the project.
For homeowners, that connection can make it easier to understand how design ideas, material selections, construction requirements, and budget affect one another before construction begins. As the design develops, the project also moves through formal estimating before reaching a fixed-price agreement.
Melton’s design-build remodeling process includes four primary phases: initial consultation, design, construction, and warranty. Keeping those phases connected helps the team carry the original goals for your home from the first conversation through construction and into the years after your remodel is complete.
The cost of remodeling a home in Denver depends on the scope and complexity of the project, the existing conditions of the home, the materials and finishes selected, and whether the remodel includes structural changes, additions, or significant changes to building systems. A focused bathroom renovation, kitchen remodel, whole-home renovation, and home addition will naturally have very different cost considerations.
At Melton, budgeting happens alongside design rather than waiting until the design is complete. Our architecture, interior design, estimating, and construction teams can evaluate design decisions as the project develops, helping homeowners understand how those decisions affect the overall investment.
For Design Build projects, the project goes through a formal estimating process before construction and ultimately reaches a fixed-price agreement. This creates greater clarity around project costs before construction begins and gives homeowners the information they need to make informed decisions during design.
Yes. For Design Build remodeling projects, Melton has an in-house design team that includes both architects and interior designers. They work alongside estimating and construction from the beginning of the project rather than developing the design separately and handing it off to a builder later.
That collaboration is especially valuable for projects such as additions, whole-home remodels, major layout changes, and other renovations where architectural decisions, interior details, and construction requirements need to work together.
During design, the team develops the architectural direction of the project while also considering how the spaces will function and feel. Interior selections are developed as part of the process, and formal estimating helps connect the evolving design to the project budget. The result is one coordinated remodeling process from early design through construction.
Yes. For Melton Design Build projects, our team manages the permitting process as part of preparing the project for construction.
Permitting requirements vary based on what is being changed in the home. An addition or structural remodel may involve different requirements than a more focused interior renovation. Architectural drawings, construction documents, structural work, building systems, and the specific scope of the project can all affect what approvals are required.
Because Melton’s architecture, estimating, and construction teams work together, permitting is considered as the design develops rather than being treated as a separate step after the project has been designed. During construction, our team also coordinates the work associated with the approved project so homeowners do not have to navigate the permitting process on their own.
The timeline for a Denver remodeling project depends on what you are changing, the size and complexity of the project, the amount of design work required, permitting, material selections, and the construction scope. A focused kitchen or bathroom remodel will have a different timeline than a whole-home renovation or addition.
For Design Build projects, it is helpful to think about the complete remodeling timeline rather than construction alone. Melton’s process moves through an initial consultation, design, construction, and warranty. The design portion progresses from early concepts into design development and construction documents, with estimating integrated into the process before construction begins.
Taking time to resolve important design, scope, and budget decisions before construction provides the project team with a clearer plan to build from. Once we understand what you are considering, we can talk with you about the process and timing appropriate for your specific project.
Remodeling is different from building a new home because construction often happens in and around spaces that are already part of your daily life. How much of the home remains usable during construction depends on the scope of the remodel, so that conversation needs to happen on a project-by-project basis.
During the construction phase, Melton’s Project Managers, Carpenters, and trusted trade partners work together to carry the approved design into the field. Our process includes maintaining a clean and safe job site and providing consistent communication throughout construction.
For Denver homeowners, that coordination is an important part of the remodeling experience. The goal is not only to build the finished space well, but also to manage the work thoughtfully while construction is underway and keep homeowners informed about what is happening in their home.
Yes. Remodeling an existing home often means working with conditions that are different from what would be encountered in new construction. Previous renovations, existing building systems, structural conditions, and the original layout of the home can all influence what is possible and how a project should be designed.
That is one reason an integrated design-build approach can be valuable for significant renovations. Architecture, interiors, estimating, and construction can evaluate the project together as the design develops, helping connect the homeowner’s goals with the realities of the existing home.
The right approach depends on what you want to preserve and what you want to change. Some Denver projects may involve rethinking the structure or flow of the home, while others can create a meaningful transformation within the existing footprint. Our team begins by understanding the home, the project goals, and the scope required to bring those ideas together.
Melton works in established neighborhoods throughout Denver and the south metro area.
In South Denver, our service area includes Washington Park, Platt Park, University Park, Cory-Merrill, and Wellshire. In Central and East Denver, we work in neighborhoods including Cherry Creek, Bonnie Brae, Hilltop, Congress Park, Park Hill, and Lowry.
Our south metro service area also includes Cherry Hills Village, Greenwood Village, Englewood, Littleton, and Centennial.
Because every remodeling project and property is different, the best way to determine whether your home is within our current service area is to contact our team and tell us where you are located and what you are considering.
Melton also has a Denver office at 2715 S. Colorado Boulevard, where homeowners can meet with our team by appointment to talk about their remodeling goals.
Our relationship with homeowners does not end when construction is finished. Melton offers a proactive two-year warranty program designed to help address issues that may come up as you settle into your newly remodeled home.
The program includes three scheduled visits during the two-year warranty period. During these visits, a member of our Home Care & Repair team can review and address post-construction items such as paint, caulk, grout, and other details that may need attention as the home is lived in.
The warranty is part of Melton’s larger design-build process, which connects the initial consultation, design, construction, and post-construction care. The goal is to provide continuity throughout the remodeling experience and remain a resource after the main construction phase is complete.
The first step is a conversation. During your free initial consultation, we want to understand why you are considering a remodel, what you would like to change about your home, and what you hope the finished project will make possible.
You may be looking for a better layout, more space, an updated kitchen or bathroom, improved functionality, or a larger transformation of the home. You do not need to arrive with completed plans or know whether your project belongs with Design Build or Melton Refresh.
Once we understand what you are considering, we can explain the process, talk through the scope of the project, and help determine the most appropriate next step. Denver homeowners can also meet with our team by appointment at our South Colorado Boulevard office.
